Spitalfields Housing Association – The Present Day
The Association currently owns and manages over 600 properties and a further 15 commercial units. It employs 16 staff. With a healthy balance sheet and fixed assets of over £50 million the Association is in a position to continue to grow through development with preferred Housing Corporations partners, and through seeking stock transfers from the local authority. The Association is currently involved in a variety of
regeneration projects.
In 1998/9 the Association arranged its first private finance facility of £3 million from the Bradford & Bingley Building Society. This has been extended to £10 million of which £3 million will fund the current development programme and part of the Housing Choice transfers.
In April 2007, Spitalfields Housing Association was the only BME Housing Association in London Borough of Tower Hamlets to be successful in a stock transfer ballot, winning the Dinmont Estate where 94% of tenants and 74% of leaseholders voted ‘yes’ to transferring to the association. This success brought us 106 new units. We hope to build on that success in the near future with a positive ballot of tenants and leaseholders of the Chicksand Estate which would bring us a further 230 units.
In 2004 the Association set up a dedicated Community Development Department to extend its regeneration profile. Based on and linked to the Local Strategic Partnerships Neighbourhood renewal programme the Association has brought about real improvements to support the growing social and economic aspirations of local communities.
As a community based RSL, we aim to provide excellent services based on ‘value added’ benefits through customer care and tenant consultation, in order to deliver continuous improvement year on year. We adopt a collaborative style with stakeholders and partners in order to provide positive solutions, using both value management and value engineering techniques to address locally perceived problems. We aim to adopt holistic, integrated solutions, embracing the skills and experience of members of the local community in order to provide flexible and responsive services that meet local needs and aspirations.
