Spitalfields Housing Association – The Present Day

 

The Association currently owns and manages over 750 properties including 67 leashold properties and a further 17 commercial units. It employs 13 full time and 3 part time staff. With a healthy balance sheet and fixed assets of over £83 million the Association is in a position to continue to grow through development with preferred Housing Development partners. The Association is currently involved in a variety of regeneration projects including Ocean Regereneration Scheme. In 2009/10 the Association borrowed £10m from Santander and in 2011/12 a further £10m been borrowed from Triodos Bank.

In April 2007, Spitalfields Housing Association was the only BME Housing Association in London Borough of Tower Hamlets to be successful in a stock transfer ballot, winning the Dinmont Estate where 94% of tenants and 74% of leaseholders voted ‘yes’ to transferring to the association. This success brought us 106 new units.

As a community based RSL, we aim to provide excellent services based on ‘value added’ benefits through customer care and tenant consultation, in order to deliver continuous improvement year on year. We adopt a collaborative style with stakeholders and partners in order to provide positive solutions, using both value management and value engineering techniques to address locally perceived problems. We aim to adopt holistic, integrated solutions, embracing the skills and experience of members of the local community in order to provide flexible and responsive services that meet local needs and aspirations. Key Objectives

The eight key objectives listed below have been identified as essential to secure a sound future for the Association:-

  1. Maintain recognition as a well managed Association – to continue to raise our profile with key partners and within the community
  2. Demonstrate sound financial management
  3. Promote tenant involvement in decision making processes and actively pursue projects which help to improve the social and economic opportunities of the local community to develop positive and harmonious community relations
  4. Best Value - Improving quality and value for money in tenant and other services
  5. Achieve sustainable growth without threatening current financial stability
  6. Provide high standards of personnel management and training to all employees
  7. To promote equality of opportunity/diversity and to foster positive relations with stakeholders. Conduct business transparently, and accessibly, and to provide a high quality housing service to tenants.
