Rechargeable Repairs Order Policy

List of repairs which are categorized as ‘Tenants Responsibility’ are as follows:
  1. Internal doors, (excluding bathroom, W.C. and kitchen doors).
  2. Draught excluders to doors and windows.
  3. External door furniture-hinges, weatherboard, letter plate, spy-hole, lock changes due to lost keys (otherwise these items will be replaced free of charge if the problem is caused by fair wear and tear).
  4. W.C. seats, hinges, chains, plugs. (No charge if the defect is caused by fair wear and tear).
  5. Garden gates (unless the defect is caused by fair wear and tear, then there will be no charge), clothes poles & garden paths.
  6. Following an initial investigation to establish the cause of the blockage, blocked kitchen sinks, WC's wash hand basins and baths, this work will be undertaken free of charge once every two years (unless the problem is caused by a problem with the main drains or tenant mis-use, in which case, the matter will be referred to the Water Company concerned or consideration of re-charge).
  7. Oiling internal door locks.
  8. Oiling door and window hinges.
  9. Changing fuses.
  10. Changing light bulbs.
  11. Changing batteries for doorbells.
  12. Cleaning extractor fans for kitchen, bathroom and kitchen cooker hood.
  13. Changing cooker hood filters.
  14. Adjusting internal doors after carpet laying.
  15. Bleeding radiators.
  16. Cleaning windows.
  17. Internal redecorations.
  18. Making good, follow up works to damage caused by tenant.
  19. Repair/replacement of internal door hinges.
  20. Repair/replacement of kitchen vinyl floor (unless the problem is due to fair wear and tear).
  21. Repair/replacement of toilet rolls holders.
  22. Repair/replacement of window curtain rails.
  23. Repair/replacement of towel rails.
  24. Shower curtains.
